Dutch mortgage lenders will have to assess potential foundation problems on NHG-backed home loans from 2027. High repair risks could reduce how much a buyer is allowed to borrow.
Review information is loading.
From 2027, lenders assessing applications for a mortgage backed by the Dutch National Mortgage Guarantee (NHG) will have to take potential foundation problems into account. Where the risk is high, repair costs must be factored into how much a buyer can borrow, Nieuws.nl reports, citing ANP.
The new rule requires lenders to assess foundation risks using a set method. It is intended to reduce the chance that buyers face financial hardship if they later have to pay for major foundation repairs.
NHG provides borrowers with protection if they run into payment difficulties in return for a one-off fee. Lenders often offer lower interest rates on mortgages carrying the guarantee, according to the report.
