The Netherlands sold 5,700 newly built owner-occupied homes in the second quarter of 2026, down 11.2% from a year earlier. It was the fourth consecutive quarter in which new-build sales fell, according to figures published by Statistics Netherlands (CBS), the Dutch land registry and Eurostat. The figure counts homes sold, not homes built. [1]
Nearly 59,000 existing owner-occupied homes were sold, up 2.7% on a year earlier. That was slower than the 8.7% year-on-year rise recorded in the first quarter. In total, 64,600 new and existing homes were sold for a combined €31.8 billion. [1]
Prices still rose in both categories, but annual growth eased. Existing homes sold for 4.2% more than a year earlier, compared with 5.2% annual growth in the first quarter. New-build prices rose 4.7%, down from 5.6% annual growth in the preceding quarter. Average sale values were €492,000 for existing homes and €514,000 for new builds. [1]
Across all owner-occupied homes sold, Dutch prices rose 4.3% from a year earlier, close to the EU average of 4.7%, according to CBS. [1]
