Existing home prices rose fastest in Fryslân and Drenthe in the third quarter of 2026, increasing 5.7% in both provinces compared with a year earlier, Statistics Netherlands (CBS) and the Dutch land registry reported. Across the Netherlands, prices rose 3.4% year on year, the 11th consecutive quarterly increase, but the pace of growth slowed from 4.2% in the second quarter.
Prices were 1% higher nationally than in the second quarter. Nearly 62,000 existing homes changed hands during the third quarter, 1.7% fewer than a year earlier.
The trend varied across the country. Groningen and Overijssel were the only provinces where transactions increased year on year, rising 1.3% and 2.9% respectively. Flevoland recorded the sharpest fall in sales, down 7.6%, while North Holland had the smallest annual price rise, at 1.8%.
Among the four largest cities, prices rose most in The Hague, by 4.4%, and least in Amsterdam, by 1%. Sales fell 7% in The Hague, the largest decline among the four; Utrecht was the only one where transactions rose, up 0.7%.
By home type, semi-detached houses had the largest annual price increase, at 4.5%. Apartments rose least, by 2.8%. Sales of detached homes fell most, down 4.7%; only corner houses recorded an increase in transactions, up 1.2%.
CBS and the land registry said their figures can differ from those published by estate agents’ association NVM. NVM counts purchase agreements for homes sold by its member agents, while CBS and the land registry measure price movements across existing homes using sales deeds registered with the land registry.
