The Dutch government says €64 million remains available to support starter homes, with another €100 million planned for 2029–2034.

The Dutch government says €64 million remains in its National Affordable Homes Purchase Fund, enough to support approximately 1,500 new homes for first-time buyers. A further €100 million is planned for 2029–2034, which it says could support about 2,400 more. Together, the sums account for its announcement of €164 million for roughly 3,900 homes over the coming years; the later funding is not part of the €64 million currently available. [1]
Developers have so far applied for €36 million towards 863 homes, according to the government. Those figures are for applications, not approved funding or completed homes. The government says the fund is intended to help developers sell properties to first-time buyers below market value. [1]
The government also announced changes to the National Mortgage Guarantee (NHG). Its standard mortgage limit will rise from €470,000 to €500,000 in 2027, while the limit with additional energy-saving provisions will be €530,000. The one-off NHG premium will remain at 0.4%.
According to the government’s announcement, from 1 January NHG will allow for an optional €20,000 in additional borrowing for energy improvements to ground-level homes rated E, F or G. The loan will lapse after two years if unused. NHG will also take expected repair costs into account when assessing applications for homes at high risk of foundation damage. [1]
